Duncan Fraser

Associate Director

Duncan has been part of HILS since its launch in 2021, bringing over 12 years of experience from the Rural Payments and Inspections Directorate, where he developed expertise in agricultural policy, land management, and rural business support.

A graduate of the University of Aberdeen, Duncan holds an MA Joint Honours degree. He is a probationary member of both the Central Association of Agricultural Valuers (CAAV) and the Scottish Agricultural Arbiters & Valuers Association (SAAVA) and is working toward fellowship in both organisations. He is also an accredited LANTRA adviser.

Outside of his work at HILS, Duncan owns and manages his family’s livestock farm near Drumnadrochit, where he grew up. This hands-on experience provides him with practical knowledge of farming and rural life, which enhances the support he offers to clients.

Kirsty Fernie BA MRICS

Associate Director

Kirsty grew up in Highland Perthshire and has been involved in agriculture and rural life from an early age. She studied Agriculture at SAC Craibstone, graduating with a BA in Rural Business Management.

She spent six years with a national land agency firm, qualifying as a Chartered Surveyor in 2011 and gaining experience in estate management, compensatory claims and rural property consultancy. Kirsty then worked with RPID in both Perth and Inverness before joining HILS in 2021.

At HILS, Kirsty delivers a broad range of rural services, including market appraisals, croft regulatory work, agricultural support applications and utility-related compensation agreements. She now is now mainly involved in grid and infrastructure projects.

Kirsty is a probationary member of CAAV and SAAVA, working towards fellowship in both, and is also an accredited LANTRA adviser. Outside work, she enjoys running and spending time with her family.

Matthew Smedley

Land Agent

Matthew first joined HILS in 2024, after 6 years as an agricultural officer with the Rural Payments and Inspections Directorate, where he developed expertise in agricultural policy, rural business support, and land use compliance.

A graduate of Heriot Watt University, Matthew holds an MSc. in resource development and protection and has spent time working with NatureScot, and the Joint Nature Conservation Committee on protecting and enhancing rural and natural environments. He is an FBAASS accredited LANTRA adviser with experience in providing carbon audits and biodiversity audits for rural businesses. Matthew also holds GVC and A2 certificates in drone flying.

Outside of his work at HILS, Matthew is active in outdoor pursuits and enjoys hiking, climbing and spending time on or under the water.
